TERMS & CONDITIONS

All rates are inclusive of GST. Additional charges may apply – see conditions below
1-13 days
Booking Deposit: A minimum booking deposit of $50 is required for all bookings. Bookings over $250 require a deposit of $100. Deposits should be paid when making your reservation. We accept credit card, EFT or money order.
Payment: The balance of your reservation  (after deducting deposit) must be paid on arrival
Linen: Linen is included in the price quoted for deluxe apartments. Linen for cabins and standard apartments is optional and extra (see rates above)
2-6 Weeks
Booking Deposit: A deposit equivalent to one week rent is required when making your reservation.
Payments: Payments must be made weekly in advance.
Linen: Linen is not included in prices quoted. See rates for linen charges if you require linen to be provided. If linen is provided it must be changed every 7 days.
6 Weeks+
Booking Deposit: A security deposit equivalent to one week rent is required when making your reservation.

Payments: Progressive payment is required weekly or fortnightly in advance. You security deposit will be refunded on checkout once your apartment has been checked for damages and cleanliness. Any costs for cleaning, repairs or replacements will be deducted from your security deposit.
Electricity: An allowance of $20 per week (single, $25 double) is provided for electricity & hot water. This allowance exceeds average weekly usage. Electricity rates are calculated based on metered usage at standard Country Energy Domestic rates. Any excess usage charges will be applied against your security.
General Terms & Conditions

Linen: Additional linen is available from reception as required. As minimum linen must be changed at least every week. You may return your soiled linen to reception and to obtain a fresh linen pack.
Room Service: A cleaning and linen change service is available on a weekly basis (see rates). The weekly service does not include the cost of linen. Room service does not include washing up dishes.
Kitchens: It is your responsibility to wash and pack away dishes prior to departure. A cleaning charge of $20 applies to kitchens left in an untidy manner.

Cancellations: Booking deposits are generally non-refundable. The following exceptions apply:  a) Cancellations for bookings spanning less than 14 days where notice is given 4 or more weeks ahead of booked arrival  date b) Cancellation within 48-hours of making a booking provided notice is received 7 days or more ahead of the booked arrival date.
Damages: In accordance with the Inn-Keepers Act you are liable for costs associated with repair and replacement to building and contents during your stay.
Long Term Rentals
A limited number of long-term rentals are available. Long-term agreements are handled by our agent and subject to a security bond.
